Renting in Orange Harbor
Orange Harbor is a popular community for seasonal and annual rentals due to its convenient location and quick access to Ft. Myers attractions. In addition, for a home buyer who may only live in the community part-time, renting the home is a great way to enjoy additional income.
How much can I get for seasonal rental?
For residents who are interested in renting their home either for the season or annually, contact Fran Tomlin, sales associate for Barefoot Realty Group direct at 239-910-6870. She handles all home rentals for residents and would be happy to assist you.
The following are common questions we receive:
Seasonal rates vary according to number of beds/baths, location of home, upgrades to home and size of home. The range for all homes within the community is $800 to $1,800 per month for non-waterfront and $1,500 to $2,500 per month for waterfront.
When is "season" in Florida?
Season is generally the months from January through April; however, we do begin to see more visitors during November and December, as well.
I've never rented before, how does the program work?
You, as the homeowner, will fill out an owner agreement. The cost to rent a home on a seasonal basis is $300; the cost for an annual rental (12 months or more) is 10% of the gross revenue. What is the minimum amount of time I can rent my home?
The homeowner does not pay the fee until a renter has been approved. Every renter goes through a background and credit check as part of the approval process. A $500 security deposit is retained from the renter as well.
There are a number of suggestions that we give to you as a homeowner, and Fran will fill you in on the details.
Residents are allowed to rent their home for a minimum of 30 days, according to the community's rules.
I currently have my home for sale, can I also rent my home too?
Absolutely. While your home is for sale, you can also rent it out allowing you to have income while your home is on the market.
If your home sells while it is being rented, the buyer must honor the rental agreement that is in place. When you close on the home, the new buyer will begin to receive the rental income. A home becomes even more attractive to a potential buyer when there is rental income, so having a renter is very positive for selling your home.
