Why would I want to purchase a new home?
New homes offer the latest technology, craftsmanship and design resulting in quality construction, superior electrical systems, interior appointments, spacious kitchens and luxury bathrooms--all with a five-year, wall-to-wall warranty!
How much does a new home cost?
Depending on the size and amenities, a new home can run from approximately $100,000 for an upgraded two bedroom/two bath 1,008 square foot home (24' x 42') to approximately $150,000 for an upgraded three bedroom/two bath 1,568 square feet home (28'x 56'). A good rule of thumb is $100 per square foot for a top-of-the line home with upgrades.
Are there any other requirements?
Yes, there are, but the costs are include in the estimated price quote above! Here are other requirements and improvements that will be made on site: Orange Harbor's rules and regulations require that you have a carport and shed attached to the home along with skirting around the home. Plumbing and electrical hook-ups and air conditioning/heating units will also be added after the home is placed on the lot. Remember, these and all other items to make your home move-in ready are included in the estimated price quoted above!
How much does it cost to remove an existing home on the lot?
The typical cost to remove a home is approximately $4,000.
Which manufacturers do you work with?
We primarily place Jacobsen and Palm Harbor homes in the community. These are Florida manufacturers who consistently build high-quality homes and offer excellent warranties and great customer service.
Can I purchase a home directly from the manufacturer?
No. Although you can list the factory model centers, manufacturers are represented by a network of authorized dealers. Barefoot Realty Homes is an authorized dealer.
How much am I required to put down before the manufacturer will begin to build my home?
A down payment of 25% of the price of the home is required when the home is ordered. The balance of the home price is due when the home is placed on the lot.
How long does it take to build a home?
Typically, the home is built within 60 days after the buyer has signed off on the design plans and made the down payment. Once the home is set on the lot, it takes between 45 to 60 days to complete the on-site work and receive a Certificate of Occupancy--the final step before move-in.

How do I get started?
Meet with your Orange Harbor salesperson to pick out a lot as you typically purchase the lot first, then design and purchase the home. When you're ready to build, Barefoot Realty will be there every step of the process.
